Floodplain overlay
Turn on the floodplain layer and the mapped flood hazard areas render right under your parcel, so you can see at a glance how much of a site sits in a regulated zone. It's a fast first-pass filter: if the buildable portion is small once the floodplain is accounted for, you'll know before you spend time on a layout.
Topographic overlay
The topographic layer drops contour lines over the site so you can read the slope — where the land falls, where it's flat enough to build, and where grading is going to get expensive. Together with the floodplain layer, it turns a raw parcel into something you can actually judge.
